Springs at Knapp’s Crossing

The Springs at Knapp’s Crossing is a 12-building, 248-unit luxury apartment complex located on a 28-acre assemblage of several properties. Clubhouse amenities include a common seating area with multiple flat screen televisions, fitness center, pool, and indoor and outdoor community kitchens. There is also a separate maintenance building with a covered car wash station and pet washing station. The site features gated entries, large green spaces, an 8-acre wooded area with a pond, 2 fenced dog run areas, a compactor/dumpster station and covered mail kiosk. Each apartment has its own private entry, high-end stainless appliances, granite counter tops, large energy star windows, in-suite laundry and access to either an attached or detached garage space.

Part of the heavily-wooded, 28-acre rolling site was formerly a gravel pit that was once filled with uncontrolled soils, which required Rohde to perform a large-scale unsuitable soil removal and replacement with controlled fill. Other site challenges included the removal of several structures, clearing of 15 heavily wooded acres, 40’+ cut/fill operations to level the rolling terrain, removal of a large man made pond, installation of 25’+ deep sewer mains, and the construction of a large segmented block retaining wall that is 30’+ tall and over 500′ in length—all while maintaining project progress on the vertical construction of the clubhouse and apartment buildings.
